...I have been studying Real Estate for about a year and I was always a little confused by all the different information concerning foreclosures , REOs, etc., and this book is helping to clear it all up.It's probably due to the way the author takes you through the different scenerios with actual examples.To teach it this clearly he obviously knows what he's doing.At [money] in the bookstore it's a bit pricey, but at the discounted Amazon price, I think it's a must have!...

This is the best book that i found so far. It is easy to read and easy to understand. Unlike other books, this one walks you through the process of buying a foreclosed property with actual cases, documents, guidelines and helpful tips for avoiding mistakes. It is like having an expert there with you.Don't take my words for it.Read it and find out how good it is.

"Our Town" is a poignant and powerful legal thriller. This is perhaps a surprising way to characterize a work by UCal, Berkeley policy wonks, published by one of the lesser known university presses, but this book deserves the widest possible readership. It tells the epic, heroic, heart-rending, and true story of the attempt to bring fair housing policy to New Jersey, the most suburban state in the country, and by extension, the most representative of American housing trends. It tells the story of an attempt by the African-American community of Mt. Laurel, New Jersey- a community whose origins date back to the colonial period - to create affordable housing in what was then, in 1968, a largely rural, white township of southern New Jersey. In response to thier request for the necesary zoning approval, the then mayor of Mt. Laurel (and wealthy farmer and late state senator) William Haines told the black community of Mt. LAurel: "if you people cannot afford to live in our town, then you will have to move." (this is a quotation from memory). The legals battles that followed over the next 25 years were epochal for New Jersey and for the country. This story is an epic (not unlike Jonathan Harr's book about the toxic wazste dumps in Massachusetts, A Civil Action) with genuine heroes such as Ethel Lawrence , the black New Jersey woman who led the fight, and even NJ supreme court justices who saw through the racism of Mt Laurel officialsand the subtler but equally insidious intransigence of NJ governor Thomas Kean, who, for my money, is the worst villain of the lot. (I am, by the way, a New Jerseyan myself).Everyone who care about racial justice in America should find this book worthwhile. For an essentialy academic study, it is astonishingly moving. Despite being an outsider to the art world (and what you would call a total amateur!), I found this book completely engrossing: the widows and children interviewed in this book all have very interesting and varying ways of dealing with the enormous responsibilities associated with managing an artist's estate - their voices come to life in this book.It's fascinating also to read about the interaction between the various players in the art world and their different agendas - galleries, widows, families, museums etc all have views on what is in the best interest of the artist and their careful dance is rendered most interestingly here.Very good read. ... I am a divorced Dad and have gone through the Family Court system, unfortunately prior to reading this book. I have raised three children for 13 years; single-handedly and now find myself as an outsider in a custody dispute over my forth child, a 1-year-old son. I must share with anyone (women, men, dads, moms, children) that you must read this book. It is an excellent description of what fathers and their children face in the current Family court climate. Not only describing in a very truthful and non-euphemistic manner the current issues and trends but also how we got here.

The Noblest Triumph is one of the most illuminating and important books I have ever read. That may sound like an overstatement, but I don't think so. This book shows why a system of property law that is predictable, secure, transparent and protects the little guy's property as well as the rich guy's is a prerequisite for a prosperous society.

Nothing demonstrates the ignorance of the last generation of legal theorists about property than the Supreme Court decision of Kelo v. New London.That this decision could have been made after publication of Bethell's Noblest Triumph is surprising.Bethell does an outstanding job of explaining the history and theories of property in a very readable manner, even though his book is worthy of being required reading for college courses.To avoid the horrible results that Justice O'Conner correctly foresees from Kelo, this book should be required reading for all college students through summer reading programs, if colleges still have such programs.

Why, over the past few hundred years has the west done so much better than the rest?Why have some countries become modern while others lag behind, with only a few wealthy citizens and the largest part of the society mired in poverty?In his book "The Noblest Triumph" Tom Bethell argues that the incredible success of modern market capitalism rests upon the west's strong commitment to the institution of private property and the legal guarantees that make them secure.While he doesn't argue that this is the sole factor but he argues that it is a vital one as human nature dictates that people are more productive if their labor will reward them personally. We live in an ownership society and when a body of law backs the claim that the vast majority of citizens hold on their businesses and homes it gives The United States a stability that other societies lack.Bethell compares the strong property rights found in the western nations with the weakness of such rights in other lands. He makes a strong case for laws insuring property rights by showing that a lack of legal guarantees prevents foreign investment as investors fear having their investment seized at the capricious whim of a new leader or the nationalization of their assets.These sorts of occurrences which are so common in the third world,l retard foreign investment for decades.So, the vast amount of foreign capital invested here in the United States is a tribute to our rule of law.
